What is White Bay Umm Al Quwain?

White Bay Umm Al Quwain is a resort styled master planned community on the shores of Umm Al Quwain. Encompassing two islands, a downtown shopping precinct and a central marina, White Bay offers purchasers the opportunity to own a luxury residence in a fully self contained community. When can I sell my property to a third party?

You are able to sell your property after paying 10% of the total purchase price. A transfer charge of 2% of the original purchase price will apply.

Do I get a residence visa with my purchase?

At present the Umm Al Quwain Land Department does not issue residency visas to foreigners upon the purchase of a property. Foreigners are able to purchase a property under a leasehold agreement for a period of 99 years. UAE and GCC nationals are able to obtain freehold titles.

Can the property be registered in a company name or joint names?
Yes.

What is the payment plan?

First Payment

10% of the total purchase price on signing the Sales and Purchase Agreement

Second Payment

10% of the total purchase price within 4 calendar months of date of signing the Sales Contract by purchaser(s)

Third Payment

10% of the total purchase price within 8 calendar months of date of signing the Sales Contract by purchaser(s)

Fourth Payment

10% of the total purchase price within 12 calendar months of date of signing the Sales Contract by purchaser(s)

Fifth Payment

10% of the total purchase price within 16 calendar months of date of signing the Sales Contract by purchaser(s)

Sixth Payment

50% of the Total Purchase Price payable on the Completion Date
